As the largest and most innovative indoor sports complex in the country, Spooky Nook Sports, located just outside of Lancaster, Pennsylvania, is the ultimate destination for families, athletes and businesses. With more than 700,000 square feet under one roof and over 50 acres of outdoor facilities, the Nook Sports facility has the unique capacity to simultaneously host clubs, leagues, tournaments and championship events throughout every season.

SFA, SFD, and SFM were engaged throughout the development of the facility from concept development through the grand opening events.

Carrying forward a 2018 SFA study serving Travel Lane County, SFA was re-engaged by the Willamalane Park & Recreation District to produce a detailed financial forecast and economic impact analysis for a revised version of an indoor track and court facility that would expand Parks and Recreation programming, meet the community’s need for track and court-based activities, and generate new spending in Springfield and around Lane County. SFA’s analysis and recommendations are being used to determine ownership, governance structure, the business and operations plan, and funding mechanisms for the complex.

West Des Moines, IA

SFA was engaged to review of existing data review documentation, and resources related to the project including floor plans, feasibility projections, organization structure, budget, and lease agreements in order to build a market opportunity report. After reviewing the existing data, SFA facilitated a Business Development Strategy Session (BDPS) in which they focused on defining success and refining the client’s vision, value propositions, financial resources and core competencies, products and services, strategic alliances, and financial success metrics. We then produced our Pro Forma to provide insight into the financial potential of the project. The document included projections related to construction and start-up costs, revenues/expenses by product/program, EBITDA, net income, facility utilization, and more. SFA also produced an economic impact report to project economic activity from out-of-town visitors who would not be in the market but for the events that will be held at the proposed facility.
